Tioga Town Center Mixed-Use Development

Tioga Town Center in Florida is a mixed-use development comprised of two four-story apartment buildings and a one-story pool building. The complex fully embraces an invigorating combination of living, shopping, working, and dining with numerous retail stores and restaurants, Class A office space, health and fitness center, education, and luxury residential apartments.

Structural Engineering

McLaren provided structural engineering, construction drawings, permitting support, and construction administration services for the award-winning Tioga Town Center in Gainesville’s most consistently growing area. Structural designs were provided for the:

  • Wood truss layout at the apartment roof and floors and pool building roof.
  • Wood framed bearing and shear wall layout and design for the apartment buildings and pool building.
  • Post-tensioned concrete slab-on-grade layout at the apartment buildings and pool building.
  • Elevated concrete slab on metal deck with composite steel beams and steel columns at office/retail spaces.
  • Site retaining wall and trash enclosure wall.
  • Shallow foundations and conventional slabs-on-grade.
  • Details for curtain wall and facade systems assistance.
  • Construction materials and system assessment.

Retail Space Design

In order for the retail areas of the building to have open spaces, providing the option for tenant build-outs in the future, McLaren designed a steel framed podium to support three stories of apartment units above while keeping the retail space below open. The steel framed podium is a composite concrete slab supported by composite steel beams with steel columns.
