Lincoln Elementary School – Facade and Roof Repair

Built in 1979, Lincoln Elementary School is a three-story brick masonry structure that began showing signs of loose bricks on multiple exterior elevations and water infiltration indoors. McLaren was selected to perform an investigation and report, prepare facade repair design drawings, and provide bid and construction phase services.

Turning Reality into Data for Smarter Repairs

Our survey team worked with our BIM specialists to provide state-of-the-art visual support of existing facade and roof conditions to determine remediation and mitigation solutions. The structure was first scanned by a Survey Technician, using the Leica Geosystems part of Hexagon RTC360 scanner and then processed using point cloud data by a Senior BIM Technician in revit. 

The resulting Revit model enabled a virtual walk-through of the building, enhancing collaboration with the architectural team and ensuring all parties had an accurate visual of existing conditions.

Facade and Roof Inspection + Repair

Our detailed report outlined targeted repairs for the:

  • Ground Floor – Recommended column maintenance to prevent loose bricks, concrete step repairs, and fence/knee wall restoration due to severe deterioration.
  • Roof – Recommended replacing the roof membrane, repairing parapet coping stone sealant and flashing, and performing waterproofing to prevent further damage.
  • Exterior Facade –  Recommended prioritizing waterproofing and flashing to protect the brick ties connecting the masonry facade to the building structure.

Following the investigation, McLaren is developing phased repair drawings – Phase 1 addressing emergency repairs, and Phase 2 covering additional locations around Lincoln Elementary School. Drawings are prepared in accordance with the New York State Education Department (SED) Manual of Planning Standards 2022, and McLaren will also provide bid and construction phase services.
