International Speedway Blvd., Deland, Florida is set back into the property, creating a campus type feel. Located across from a city fire station and just west of Gateway Village shopping center, residents can enjoy the convenience of having walkable shopping and dining.
All the units of this senior living community are energy-efficient, with water-saving features that reduce usage and help residents lower their monthly water and sewer expenses. Other amenities include a community room with a computer area, a card game area, a fitness center and a pool table, walk-in closets, cable-TV hookups, garbage disposal and regular pest control.
Banyan Cove Apartments was built under a tax-credit program that allows rents to be below market value to those with incomes low enough to qualify. This Central Florida senior living community is made up of two buildings containing 100 one-bedroom and two-bedroom apartment units. McLaren Engineering Group provided the structural design of the cost-effective wood-framed main buildings including the porte cochère at main entrance building and other specialized facilities.
The structures were engineered with concrete footings, concrete columns, steel roof beams/steel joists, and a corrugated metal deck roof to the Type I standards, the highest fire-resistance rating. Both buildings, the mail kiosk and dumpster enclosure are supported by a conventional slab-on-grade with thickened areas of slab at the bearing and shear walls. All structures were designed for the worst-case combination of loads using dead, live, and to be wind resistant per Florida Building Code.
