Mixed-Use Addition
to Florida's Tioga Town Center

McLaren is excited to be structurally engineering the lastest expansion at Tioga Town Center in Newberry, Florida! From schematic to construction administration, McLaren’s Florida engineering team is providing structural design services for the design-build of two 4-story mixed-use apartment buildings containing a total of 144 units, and approximately 204,000 square feet of space.

This mixed-use project fully embraces the invigorating combination of living, shopping, working and dining with numerous retail stores and restaurants, Class A office space, health and fitness center, education, and luxury residential apartments. McLaren structurally engineered schematic design for the:

• Wood truss layout at the apartment roof and floors and pool building roof.
• Bearing and shear wall layout at apartments and pool building.
• Post-tensioned slab-on-grade layout at the apartments and pool building.
• Elevated concrete slab on metal deck and steel columns at office/retail spaces.
• Site retaining wall and trash enclosure wall thickness and footing dimensions.
• Shallow foundations and conventional slabs-on-grade.
• Details for curtain wall and facade systems assistance.
• Construction materials and system assessment.

In order for retail space to have the option to buildout in the future, McLaren revised the structural design of the elevated slab over the mixed-use steel building. The retail space will be a composite concrete slab supported by composite steel beams. The structural design of the slab-on-grade was revised to be a conventional thickened edge slab-on-grade foundation. McLaren also provided construction drawings, permitting support, and construction administration services for the award-winning Tioga Town Center in Gainesville’s most consistently growing area.
