Towson Square (formerly Towson Circle III)

Project Overview:
Towson Square is a mixed-use urban redevelopment project including a 320,000 square foot building containing a 15 screen multiplex cinema atop a three-level, 850 car parking garage and 35,000 square feet of retail. McLaren was tasked with fitting the 850 car garage on a site that was constrained by three (3) property lines, an existing cemetery and rock below grade, as well as the design of two (2) connected retail sites with an exterior elevator and access tunnel.
McLaren's Role:
Geotechnical – In-place soil testing techniques were utilized by McLaren, allowing for the application of ground improvement techniques to change from 6,000/2,000 psf soil to 10,000 psf soil across the site. Structural – While the theater portion of the structure was designed under a separate contract, McLaren was challenged to design an 850 car parking structure that serves as a foundation for the theater and accommodated theater egress and services. The project included five (5) external egress stair towers and four (4) separate elevators, to accommodate the theater and 11,500 square feet of retail contained within the main building.
